Hire Conditions


  • The hiring contract.
    Will be between the hirer and the owner of the property for which the booking is made and shall be deemed to be made subject to the following hire-conditions detailed on this page.
  • Minors. We cannot accept bookings from anyone under 18 years of age.
  • Single-sex and group/party bookings. The owners of the property cater primarily for family holidays, and single sex groups and/or younger parties are not normally permitted. The organiser or leader of a group or party booking is responsible for making the owners aware of the group/party, and for completing the full group/party details on the booking form. Should you arrive at the the property with such a group/party without informing the owners, then the owners have the right to refuse to hand over the property. In these circumstances no refund will be made. You may also be asked to pay a security deposit on take-over, which will be confirmed to you at the time of booking.
  • Initial payment.
    Bookings will be confirmed upon receipt of the required deposit payment. However, if the booking is made within 56 days of the holiday commencement date, the full accommodation rental will be required.
  • Balance payment.
    The balance of hire will be due for payment 56 days before holiday commencement date.
  • Value Added Tax (VAT).
    VAT is included in the quoted price at the rate of 17.5%. All rentals are subject to change if the VAT rate changes.
  • Confirmation of booking.
    Once the owner has issued a confirmation of booking, the hirer is responsible for the total price of the property as shown on the confirmation.
  • Cancellation of booking.
    Hirers should make adequate arrangements for cancellation protection insurance with an insurance company.
    If the hirer cancels not less than 10 weeks before the holiday commencement date then the deposit on the booking will be automatically forfeit, but the hirer will not be held liable to pay the full balance of the hire.
    If, however, cancellation is notified within 10 weeks of the holiday commencement date, the hirer will also be liable to pay the full balance of hire, unless the owners have been successful in re-letting the holiday. In all circumstances cancellations must be notified to the owners in writing by first class post.
  • Amenities.
    The use of the accommodation and amenities, such as the swimming pool, rowing boat etc is entirely at the users risk at all times, and no responsibility can be accepted for injury, loss or damage to users or users belongings.
  • Motor Car and personal belongings.
    Baggage and personal belongings are at the hirer’s risk at all times, and no responsibility can be accepted for the loss or damage to any Car or its contents.
  • Party size.
    Under no circumstances may more than the number of persons stated on the booking form occupy a cottage.
  • Hirers responsibilities.
    The hirer is responsible for the property and is expected to take all reasonable care of it. All equipment, utensils etc must be left clean and the property must be left clean and tidy at the end of the hire period.
  • Damage.
    All damage and breakage’s are the responsibility of the hirer, and their cost shall be refundable to the owner on demand. However, minor breakage’s ( for example glasses ) will not normally be charged.
  • Availability.
    The hiring contract is made on the understanding that the property will be available for the dates stated. In the unlikely event that the property is not available through events arising out of the control of the owner (for example: fire, flood, explosion, storm or other weather damage, theft, break-in, criminal damage, drought or interruption of utility supplies or any similar event beyond the owners control) then the owners may be forced to cancel the booking. The owners will then advise the hirer of any such circumstances as early as possible and will refund all monies paid in full – but the hirer will have no further claim against the owners.
